Tega Cay is its own incorporated city in northern York County, South Carolina, with its own council, services and ordinances. Fort Mill is a separate town immediately to the east. Many addresses carry a Fort Mill mailing address yet sit inside Tega Cay’s city limits, and the reverse confusion happens too.

In both, age of construction, HOA rules, lot shape and topography vary street by street. Compare the specific homes, not the town names.

Both Tega Cay and Fort Mill are generally served by the Fort Mill School District, but attendance zones are drawn by address and can change. Two homes in the same city can be assigned to different schools.

Tega Cay life tends to orient toward the water, city parks such as Windjammer Park and Catawba Park, and golf. Fort Mill offers its historic Main Street, a broader range of shopping corridors and its own park system. Many residents of each use the other’s amenities routinely.
